This allows us to take the property off the market and conduct the relevant applicant checks (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the Tenancy Agreement

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Tenancy Renewal Fee

When you move in, you will sign a tenancy for an agreed term. If after that initial tenancy you want to renew for a further fixed term you can either renew the tenancy to ensure you can stay in the property or just remain on a statutory periodic tenancy on a month by month basis. This fee is for contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

If you struggle to pay your rent you must communicate with us. We are here to help! Unfortunately some people don’t do this and we may then need to chase you via phone and mail. If we do need to write to you there will be a charge for this

Unpaid Rent/Returned Payment
The rate of interest applied to unpaid and returned payments will be specified within your Tenancy Agreement but is usually 5% above the Bank of England Base Rate from the date due.
